How should I go about breaking my lease..?

my b/f & I signed the lease to an apt last month..our move in date is the 1st of next month..one problem..we hate the ap!!..it looks nothing like the show apt we saw :( any advice on how we should break our lease if we can? or how does subleasing/subletting work?
